1. Check the land title
For titled land, ask for the title number and check it at the Land Registry (recent ownership certificate). Verify the owner’s identity and that there is no mortgage or objection.
2. Be careful with untitled land
For melkia land, have the adoul deeds reviewed by a professional. Collective land and some other statuses follow specific transfer rules.
3. Never pay a deposit remotely
Pay nothing before visiting the land, meeting the seller and checking the documents. Beware of unusually low prices and pressure to decide quickly.
4. Visit and survey
Go on site, compare with the satellite map and, if in doubt, hire a land surveyor.
5. Use a notary or adouls
The sale must be completed by an official deed. Also check the zoning (urban planning information note) for a building project.
